We have an opening for a motivated, “roll up your sleeves” Project Developer who will work in a collaborative environment. The Project Developer drives the affiliate’s mission in identifying and developing projects for new construction and/or rehab and repair of homes to serve more Habitat families, in direct coordination with the Executive Director and Director of Construction. Your role creates relationships with county/municipal governments, thereby leveraging the state’s mandate for compliance increasing and preserving affordable housing in their communities. You will direct due diligence for property acquisition, and development process working with our teams of professionals to complete approvals for conforming/non-conforming projects. Navigating governmental and environmental challenges in order to successfully secure and implement new projects, you will fulfill the affiliate’s strategic plan for project development. Responsibilities includes also identifying and working with the project-related grants by providing oversight/management for compliance in the project acquisition.
Habitat for Humanity is a nonprofit organization. Position is estimated to require a part-time status at 15-25 hours per week – upon hire, an established schedule per week will be agreed upon to allow flexibility. Competitive hourly wages will commensurate with experience. A successful candidate must successfully pass criminal background check and sex offender screenings.

Education, Experience, Skills Required:
Independent Contractors and/or Consultants are encouraged to apply.
BS/BA degree is highly preferred in business, accounting, and/or similar field
5+ years of experience in the field of real estate development, construction or equivalent combination of experience, education and training
Knowledge and experience with Microsoft Office and Google Apps is a must
Experience working as a member of a team, preferably in a nonprofit setting
Ability to negotiate funding based on regulations pertaining to affordable housing trust funds
Ability to research and understand DEP regulations, environmental issues, conservation and protection regulatory statutes
Knowledge of state and local permits

Must demonstrate a sincere desire to work with low-income communities, be friendly, flexible and enthusiastic, and willing to advocate the mission of Habitat for Humanity.
Act as a representative of Habitat to the public, local government, municipal employees, and professional service providers
Knowledge of affordable housing requirements in New Jersey is helpful, with real estate development and acquisition experience
Provide assurance that municipal and state policies will be enforced during preconstruction, construction and post construction term of all projects
Must be resourceful and take projects from inception to completion with little supervision on a very limited budget
Excellent interpersonal skills and high-level computer skills are important
Quick, efficient use of electronic/cloud database systems such Google Drive for record retention
Exceptional ability in written and oral communications
Possess tact, diplomacy and flexibility both in person and on the phone
Good supervisory skills with the ability to multi-task
Good listening skills are required and the ability and desire to engage in well-considered discussions.
